With a dual foundation in architecture and civil engineering,ÌýNicolasÌýbrings more than 23 years of experience delivering impactful PreK–12, healthcare, and residential projects. He also spentÌýsix years at a structural engineering firm and as a specification sales representative for a wood manufacturing company, giving him a comprehensive perspective on efficiently managing and delivering school construction projects.ÌýÌý

“My background gives me a unique perspective on design and delivery,â€� Nicolas said. “Understanding structural engineering andÌýavailable materials influences how I viewÌýa space. Everything we design must be buildable, so as I design,ÌýI’mÌýalready thinking about how structural and architectural elements will be attached and how important detailing is in construction.â€�Ìý

Based in the firm’s Ontario, Calif.,Ìýstudio, Nicolas will work closely with district clients across Southern California, ensuring strong collaboration andÌýa seamlessÌýclient experience. Nicolas:ÌýRenovations challenge designers because existing buildings impose strictÌýparameters. WeÌýmust deliverÌýeverything the client needs withinÌýaÌýconfined space.ÌýIÌýonce worked with a healthcare client toÌýdevelopÌýa tinyÌýADAÌýcode-compliant single-user restroom. Due to space limitations, weÌýcouldn’tÌýexpandÌýandÌýhad to find everyÌýopportunityÌýtoÌýmeet codeÌýwithin the tight space.ÌýSchools face theseÌýsameÌýchallenges,ÌýandÌýIÌýfind that the spaces that seem theÌýsmallestÌýare theÌýmost challengingÌýto workÌýwithin yetÌýprovideÌýamazing opportunities for success.Ìý

SCN:ÌýAcross Southern California, what are you hearingÌýmostÌýfrequentlyÌýfrom school districts about their facility needs and priorities right now?Ìý

Nicolas:ÌýOurÌýdistrict clients are mostÌýconcerned aboutÌýdeclining enrollment and howÌýtoÌýrepurposeÌýunderutilized or aging spaces.ÌýSchools don’tÌýwant toÌýsellÌýextraÌýproperty,Ìýfinding new uses for these spacesÌýwill beÌýone of the biggest challenges, and opportunities, forÌýschool architectsÌýin the near future.ÌýDistricts are alsoÌýexploringÌýways to serve diverse community needs with workforce housing, wellness spaces, and other shared use spaces.ÌýThisÌýapproachÌýraisesÌýimportant questions aboutÌýafter-school access,ÌýoperationsÌýand maintenanceÌý—Ìýand how to openÌýthe campus to theÌýwiderÌýcommunityÌýwhileÌýmaintainingÌýstudent safety.ÌýÌý

SCN:ÌýMany districts are balancing aging facilities and deferred maintenance with limited funding. How should districts think strategically about modernization versus new construction?Ìý

Nicolas:ÌýBefore a district focuses on repurposing underutilized or aging spaces,Ìýit shouldÌýstart with aÌýcomprehensive,Ìýlong-termÌýfacilitiesÌýmasterplan. The planning process shouldÌýevaluateÌýeach school siteÌýin its full context, consideringÌýexisting conditions,Ìýeducational adequacy, adaptability, and total cost of ownership, rather than relying solely on a building’s age.ÌýÌýModernization is often a smart investment whenÌýaÌýstructure has good bones and can be transformedÌýto meet theÌýdistrict’s needs. New construction should be consideredÌýwhen the existing siteÌýor building limitations prevent the district from achieving its goals.Ìý

SCN:ÌýWhat are some of the biggest misconceptions about what canÌý—Ìýor cannotÌý—ÌýbeÌýaccomplishedÌýwithin an existing school building or site?Ìý

Nicolas:ÌýTheÌýbiggest misconceptions about working within anÌýexistingÌýspace areÌýthatÌýit isÌýexpensive orÌýtearing it downÌýis easier.ÌýHowever,ÌýI’veÌýseen that working within anÌýexistingÌýspaceÌýoften costs less,ÌýpromotesÌýsustainability,ÌýandÌýproducesÌýmagnificent learner-focused spaces. ArchitectsÌýcanÌýmake something out ofÌýanything. IfÌýthe district has a vision,Ìýarchitects are savvy enough toÌýcome up withÌýa solution.ÌýWhenÌýwe think creatively and look at a space in its full context,Ìýwe canÌýalwaysÌýcome up withÌýsomethingÌýthat achieves the client’s vision.ÌýÌý

SCN:ÌýWith your experience on the construction and materials side, what are some of the decisions architects and districts can make earlier in the process that have the greatest impact on cost,ÌýconstructabilityÌýand schedule?Ìý

Nicolas:ÌýIt’sÌýimportant that architects and designers understand that cost escalation is a majorÌýissue, andÌýwe mustÌýdeliver the project soonerÌýratherÌýthan laterÌýto help clients save time and money.ÌýIt’sÌýimportant to find the right balance ofÌýthe program,ÌýmaterialsÌýand construction type.ÌýFor example,ÌýI knowÌýbuildingÌýwithÌýwoodÌýmight presentÌýanÌýup-frontÌýsavingsÌýcompared to steel.ÌýHowever,Ìýwith an efficient design and construction strategy, steel canÌýalso helpÌýreduceÌýtimelines andÌýtheÌýoverall budget.ÌýWhenÌýweÌýinvolveÌýevery voiceÌý—Ìýdistricts,ÌýcommunityÌýand buildersÌý—Ìýearly inÌýour thought process,Ìýwe canÌýspeed up theÌýprocessÌýand create a visionary project on time and within budget.ÌýÌý

SCN:ÌýHow can architects improve collaboration among districts, contractors,ÌýengineersÌýand other project partners early enough to prevent problems later in the project lifecycle?Ìý
